The new public guarantee against non-payment launches full of limitations: at Inmopolt we explain why it is not a real solution for property owners.

The Government has announced a new royal decree intended to offer property owners coverage against possible non-payment in rental contracts aimed at young people and vulnerable individuals. On paper, it may seem like good news. But when analyzed in detail, its limitations mean that this measure falls far short of providing the protection that a property owner truly needs.

At Inmopolt, with more than 20 years of experience managing rentals and protecting our clients’ assets, we know how to distinguish between effective solutions and measures that only create expectations without delivering real results..

A public guarantee with such restrictive requirements that it will barely reach anyone.

For a property owner to be eligible for the new guarantee, they must meet requirements as strict as the following:

Rent exclusively to people under 35 or to individuals considered vulnerable by each autonomous community.

Set a rent equal to or below the state reference index, a figure well below the real market value.

Have deposited the security deposit and all its updates.

Sign a specific document with the tenant using an official template that has yet to be developed.

In addition, the coverage will only apply to contracts in force as of January 30, 2025, leaving out the vast majority of new leases.

What is intended to be a security system for landlords ultimately becomes a mechanism that is almost impossible to access.

Limited coverage and an operating framework that is still uncertain.

Although it is announced that the guarantee will cover non-payments, damages, and unpaid utilities, the following aspects have yet to be specified:

The total budget of the program

The actual resolution timeframes

The operational procedure

The speed of compensation

The exact criteria that the autonomous communities will introduce are also still unknown, which adds even more uncertainty for property owners, who need predictability and clarity, not more bureaucracy.

At Inmopolt, we are clear about one thing: a property owner’s peace of mind cannot depend on uncertain aid.

For more than 20 years, we have seen how property owners end up unprotected when they rely on public assistance that takes months to become active or that, in many cases, is never actually implemented.

That is why we state clearly what many think but few openly say:
these guarantees do not solve the real problem faced by property owners.

When a non-payment occurs, the damage is already done.
Property owners need security from day one, not after months of paperwork.”

In the face of uncertainty, we offer certainty.

Frente a las dudas, nosotros ofrecemos certezas.

✔ou get paid ALWAYS before the 5th of every month.
✔ No fine print, no delays, no excuses.
✔ From the day the contract is signed until the keys are returned.
✔ It doesn’t matter what the tenant does. You still get paid.
✔ For just €50 per month.

It’s that simple:
your peace of mind is worth far more than €50.

And as so often happens, people only truly realize its value when the first incident arises, when a payment is missed or a tenant is late. That is when many regret it and say:“I wish I had taken it out sooner.”

Inmopolt: experience, protection, and real commitment an increasingly complex rental market, full otemporary measures, changing regulations, and conditional aid, at Inmopolt we continue to stand for real, proven security.

No promises.
No endless paperwork.
No aid that may or may not arrive.

Real security, every month, no matter what happens.

We know that a good first impression is crucial for selling your home quickly. Here are some practical and concrete tips to make your property look its best.

1. Depersonalize the Space

Tip 1: Remove Personal Items Eliminate family photos, personal keepsakes, and very specific objects. Buyers need to imagine themselves living in the space, and this is easier if the environment is neutral.

Tip 2: Use Neutral Colors If possible, paint the walls with neutral colors like white, beige, or light gray. These tones appeal to most people and make rooms appear larger and brighter.

2. Cleaning and Organization

Tip 3: Deep Clean Take time to thoroughly clean the entire house, including windows, carpets, bathrooms, and the kitchen. A clean and well-maintained home makes a better impression.

Tip 4: Declutter and Organize Spaces Store unnecessary items and organize your belongings. An uncluttered space looks bigger and allows buyers to focus on the home’s features.

Tip 5: Create Pleasant Aromas Ventilate the house well and use subtle air fresheners or scented candles to create a welcoming atmosphere. Avoid overly strong scents that can be bothersome.

3. Minor Repairs and Improvements

Tip 6: Make Basic Repairs Fix leaky faucets, squeaky doors, and any other minor repairs that could distract buyers. These small details can make a big difference.

Tip 7: Apply a Fresh Coat of Paint Painting the walls can refresh the look of the house and make it appear more well-kept. Opt for neutral and fresh colors to attract more buyers.

Tip 8: Improve Lighting Ensure that all rooms are well-lit. Replace burnt-out bulbs and consider adding lamps to create a warm and inviting atmosphere.

4. Decorating and Staging

Tip 9: Arrange Furniture Strategically place furniture to highlight the space and functionality of each room. Less furniture can make rooms appear larger.

Tip 10: Add Welcoming Details Small details like cushions, blankets, and fresh flowers can make your home feel more welcoming and appealing.

Tip 11: Take Care of the Exterior Don’t forget curb appeal. Keep the lawn maintained, clean the entryway, and consider adding plants or flowers to improve the first impression.

5. Professional Advice

Tip 12: Consider Professional Advice Working with a professional stager or a real estate agent can offer specific and personalized advice for your property, helping you maximize its appeal and market value.

Properly preparing your home can make all the difference in the selling process. At Inmopolt, we’re here to help you every step of the way and ensure your selling experience is successful and hassle-free.
